The first in a series of small homes that can stand alone or be assembled into one of six multi-family configurations. Roof design options allow them to blend in as ADUs, or provide variety in multi-family or resort settings.

What would happen if . . .
We used our 240 sf LOTUS unit to create a series of multi-unit buildings we could then use to design multi-family communities? We gave it a try and here’s what we learned:
Lot: 35,000 sf (0.80 acres).
Units: (34) 1-bed, 1-bath, 240 sf.
Buildings: 1, 2, 4, and 8-unit buildings.
Parking: 1-stall per unit.
Density: 42.5 DUA (dwelling units per acre).
Small units = small buildings.
Reduced construction, maintenance and operation costs.
Renewable resource systems reduce demand on municipal sources.
Less impervious surface = less storm water run-off. On-site rainwater catchment & rain gardens help to further mitigate impact.
More communal open space.
Nice scale & private and public outdoor spaces.
